  1. I was appalled to read the purported review by Publishers Weekly. I truly thought the days when the worn out out down of female power by labeling it/us as "shrill" were over.

    But then I realized-- this means it really rang the reviwer's chimes. He -- and I have never heard a woman call another women shrill--would have felt no need to default to imitation and cheap shots if there were not something important going on here.

    For anyone who has read the book or spoken to Karen, this accusation needs no rebuttal. For those who dare to believe there can be a better way to get ahead than the "dog eat dog" way-- be aassured there is a better way, it is being done, and you will know in your heart if this is right for you.

    and for the record-- reviewers far more expert than PW have had glowing words for this book. And so do I.


  2. This book teaches you about Real Estate Investing in basic steps. The chapter assignments demonstrate the simplicity of the writer's strategies.


  3. I love this book! It was very informational and a lot of examples to go along with it, in addition to testimonies. It also mentions alot of real world mistakes and what routes not to take! When I first picked up the book and looked at the amount of pages, I started to put it down and read one of the other shorter books I had ordered along with it and tackle this one the following week, but once I started reading, I could not put it down. 5 KUDOS for Karen! Thanks you so much for the information and writing it from a Woman's Perspective!

  4. I was frankly suprised at the level of detail and instructions in this book. Most real estate 'how-to' books keep it pretty high level but in this one, there are specific detailed action items to take and found it very informative, even as an experienced real estate investor!

    I've personally met Karen Nelson Bell at the enlightened wealth institute and have a high regard for her success!


  5. This book is amazing! I though I could just take notes on some key points like I did with other investment books, but she has so much useful information, I have to buy my own copy. There would have been way too much to write down. A definite read for those looking to invest in real estate. The Rich Dad, Poor Dad series is great too!:)

This is for Brokers and agents - oh by the way there is also a book titled the Champion Real Estate Agent. It is equally helpful and should be on every real estate person's reading list.The Champion Real Estate Agent


  2. Dirk Zeller is one of the few who really understands the business of real estate and what it takes to be a top agent. This book follows on from his greatest work "The Champion Real Estate Agent" and outlines a blue print for and how to build a team - not just any team. A Champion team. His writing style is clear, incisive and he pulls no punches and tells it - like it is. Lots of great advice from someone who has been in the trenches and knows what it takes and needed to be great at this business. A great read and I look forward to implementing what he has written. Zeller has provided the blue print - the point is to now go and make it happen everyday.

  2. It was my first book on real estate that I read and I thought is was perfect for that. High level stuff that introduces the reader to the key concepts in real estate. Lacks detail of the actual how to part but I don't believe it was intended for that. You will need to read other books to enhance your skills but this really gives you the big picture. I also love this book because it is not a get rich quick book. They tell you how to build long term wealth not quick cash. Since reading this book I have continued to read many others on real estate and leveraging but I recommend this to people as a great first or second read.


  3. I made 200k with my first real estate deal. I am hoping to do maybe one more later this year.


  4. An excellent book for the Cash Flow oriented investor. It offers real life buying samples and the structure of the deal. One chapter covers the importance of the Net Operating Income and the cash flow of your investment. Another area of importance is the Letter of Intent to Purchase Property, where it assist you and your realtor to get multiple offers presented to different sellers at the same time. I'm a fan of Robert T Kiyosaki and I believe that this book has alot to offer.


  5. This is one of the first REI books I've read and I continue to go back to it for motivation and information. I started investing in 2003 and since then I have purchased 4 single-family homes all with a positive cashflow. I now have a net worth of over half a million. Their style of REI is to buy decent, rentable properties and rent them out for the long term without having to deal with landlording. If you had someone paying your mortgage, wouldn't that make you happy? Now if you were able to have 10 people paying off 10 of your mortgages, that will make you wealthy. Also, what these authors do that others don't is they host FREE live chat rooms and information on their website. Other authors charge you several hundred dollars for the same mentorship. I was very impressed with the information and I will continue to acquire homes, turn my trickle of monthly cashflow into multiple streams of massive wealth, not to mention the appreciation and equity you will gain by having others pay your mortgages. Great book, buy it!

  1. This is well worth the $49 I spent on it. Gary Eldred, Dolf de Roos and Donald Trump are all masters of real estate -- they've all make millions (in Trump's case, billions). They know what they're talking about, obviously.

    There's a TON of great information on this audio CD. Plus, the website support -- 12 months of access to ask questions, get resources, etc. - is terrific.

    But best of all: Trump, De Roos and Eldred are all really entertaining presenters.... they keep you interested!


  2. The only thing holding me back from giving it 5 stars is that Donald Trump's input was limited to maybe one or two minutes of the begining, yet his name is all over the product.

    I've read and own several of Gary Eldred's and Dolf De Roos's books and they both live up to the same level of quality that they've offered in their books. Dolf de Roos tends to be more of a motivating and convincing presence. He does a great job of making an argument for real estate, but for most of us shelling out the price of this course, do we really need convincing? It was nice to hear his take on it anyway. He proves his understanding of other investments and highlights key differences between the stock market for example and real estate. Although yes, you can buy stocks on margin it's not as powerful as the leveraging that a bank gives you. Also he's critical of the definition of a bubble burst in real estate (3%) vs. the stock market (40%) in one year. He doesn't think it's fair to refer to that 3% as a bursting vs. the 40% as a "minor correction".

    Gary eldred probably offered the most useful and new information of all three of them. He does a great job of giving the listener point after point after point of things to do, watch out for and prepare for. His advice is invaluable.

    Curtis Oaks also offers good advice but it could probably be compared to meat and potatoes. It gets the job done in a solid way but doesn't really excite you. He talks about the velocity of money, and tying up the property, two great ideas, although the second one might not apply to people outside of a hot market.

    Although the interviewer is taking the role of someone who doesn't know anything, he clearly knows a lot about real estate and does an excellent job of directing the focus of interviews and going into detail where necessary.

  1. This is a basic beginnger's guide, and has more tangential information than relevant content. In fact, many chapters read like extended glossaries.
    I have no idea why there is a full religious chapter about faith, family, and friends. Christian parables can make good reading but do not fit here.

5 comments about The Ultimate Foreclosure Kit: The Complete Beginner's Guide to Real Estate Tax Lien and Tax Deeds.
  1. One of the best books I've read on tax liens and tax deeds/government foreclosures. You don't buy this for bank foreclosures but for government foreclosures (which is often more common in some areas). I used this in time for Arizona auctions (occuring in late Jan and Feb) and so far the checklists and strategies hasn't done me any wrong. The maximum returns in Arizona is roughly 16% but you bid down to win. I was able to secure an average 13% on the tax lien instruments.

    Some of the helpful things I liked were as follows:

    (1) Online web resources that gave updates on upcoming tax auctions
    (2) Tax lien calendar in the book that shows approx month each state holds their auctions.
    (3) Easy to read and understand without any technical or law jargon.


  2. I should have spelled that 'concice' to match the book! This book was straight to the point (less than an hour to read) but had lots of grammar, spelling and sentence structure errors. One paragraph had three errors in it! If you can get around that, plus the fact that this book is really more like a booklet, you'll find that it's ('its') loaded with great information!


  3. The foreclosures covered in this book relates to tax deeds. Basically you could own properties for one tenth the price. The things I liked about this book were mainly that...

    PROS:
    a.) It's written by an investor. According to his bio page, he actually invests in tax liens and foreclosures. It's not a person who writes for a living and cares about proper grammar structures, but actually someone that has experience in what he's talking about.

    b.) The book is for the average Joe. Some of the foreclosure books I've read took 3-4 chapters in before you learn anything. Some books don't even tell you how to do it, they just tell you how wonderful it is to be rich and being able to invest.

    CONS:
    a.) I think the web site for the book could be better designed. Not really a fan of white text on black background. But heck, it's free and you don't have to pay anything extra to get updates.

I would recommend this but there is a newer version of the Ultimate Foreclosure Kit, which is the Complete Guide to Real Estate Tax Liens and Foreclosure Deeds: Learn in 7 Days-Investing Without Losing Series by the same author. You should search by the ISBN number (0978834682) to find it. Found that out the hard way. I suggest getting only one of the books rather than both.


  5. This is a simple get-it-started book. Worth the money. I use it as a bedside reading reference on my journey into this subject. It got me very interested to learn more!

  1. As a small real estate investor I didn't believe that I would have the resources that would allow me to profit in a large manner in this type of real estate market. This book really changed my conception of how much money I could make during this real estate crisis. The information in this book was easy to understand and allowed me to begin immediately to search for homes in the pre-foreclosure stage. I would highly recommend this book for people who are looking to enter the real estate field and also for the seasoned investor.


  2. A simple easy to read book. Even the starting real estate investor can take advantage of this manual. I am in the field of Real Estate for many years and was always afraid to get into short sales because I had heard it was a lot of work. A short period of time after reading this book me and my husband are already finalizing our first Short Sale deal with our neighbours property and will be making a very good return by laying down a very small ammount of capital.

    I have to be sincere here, I was a bit confused with the title and thought it would just be another "how to get rich book", nevertheless I was wrong, the author really gives you very good tips. I really loved how he makes a huge emphasis on caring about other people and how this is the secret to success in the foreclosure business.

    Something else I was very impressed with, was the section about how to lower the price of the property by ethically influencing the appraisal or BPO (Broker Opinion Value). Awesome book! Probably the best out there that is in the field of short sales and preforeclosure investing. AAA++


  3. What I found very interesting about this book is that it is up to date as to what the lender requirements are for short sales. It explains what to do step by step to be able to have a positive outcome with the financial institutions.

    The worksheets and all the tips throughout the book are very well thought out and explained.

    This book shows investors how to take advantage of one of the most profitable investment opportunities out there. It seems like many people have decided to not pay attention to short sales because they think it could be to much work but this book illustrates in a very precise way exactly how to make money with a very small ammount of effort and no headaches.


  4. Definitely no other book in preforeclosure stage teaches you as many practical things as this book, especially the chapter on how to influence the Broker Price Opinion or Appraisal that the bank sends out to determine the final price the bank will give you. Make Millions with Foreclosures really taught me how to make it big at the time of closing.
    I enjoyed the style of writing and had a great time reading it!!!

  1. Just picked up a copy. Regardlesss of your personal interests or situation, it's imperative you start reading this book from the beginning. Don't jump in the middle (especially if you are a real estate investor). If you take the time to read from the introduction and move forward, you'll really appreciate the depth of this book. Chapter 5 has every state outlined (over 100 pages of the foreclosure process). If you need help saving your home, it will show you exactly what your options are and how to handle each type of situation. But remember, don't jump ahead. A great buy for both homeowners and investors.
